Add months to your year. A three season room shelters you from rain, bugs, and wind without the price tag of a fully insulated addition. Here that means roughly April through November of real use, which is the straight answer most companies dodge.
What “Three Season Room” Actually Means Here
The room is unheated, or lightly heated. It has a roof, walls, and screening or glass. But it isn’t insulated like a heated living space.
So it works beautifully from spring through fall. In January it stays dry and sheltered, but cold. That’s the trade-off, and it’s why the cost sits well below a full addition.
Want year-round use? You need a four season room instead. That means insulation, a heated slab detail, and usually a tie-in to your home’s heat. It costs a lot more. The permit process is heavier too.

Built for Snow Load
This is where a New England build differs from a national kit. A roof here carries real weight all winter. That’s true even in a room nobody uses in January.
So we build for it. Posts and beams get sized for the load. Footings go below frost depth. The roof pitch sheds snow. A kit built for a mild climate can sag or fail after one hard nor’easter.
We handle permits too. A roofed structure almost always needs one, and rules vary by town.
What Drives the Cost
Three variables set your number: size, foundation, and enclosure type. A screened room on an existing deck sits at the low end. A glazed structure on a new foundation sits at the top. We price yours after seeing the site.
